A property should generate positive cash flow after factoring in all expenses, including property management, maintenance reserves, and vacancy.

I even emailed customer support at Zillow to see what the benefits were, if there was something I didn’t see or recognize… They just claimed that it gives you a higher position in the search results.I found that lowering the price before the next whole number made the best difference$995 rather than $1000Or $1095 rather than $1100Since the search criteria are in multiples of 100, it keeps you in the lower search range.Victor

Hopefully in a positive and helpful manner rather than judging and criticizing like some, which thankfully is pretty rare. 

In one of my reports, all these metrics are positive, but this one is negative.
