Also, you do not know how to answer all of the questions that the PM can answer - polices, procedures, how to pay, etc.

I even had a statement from a police officer and the Fire Chief that both said she was "mentally unstable and a danger to others."

That means calling the inspection office to see if they have an open permits, if it is in fact a legal x unit, does it have any housing violations, has their been any police activity near the property, have any of the current tenants had an eviction on their record.

The woman reached out when she received the check and said that she could not even find or get ahold of the ex boyfriend (I had also been contacted by the police who were looking for the guy so I was inclined to believe her).

The police & animal control are very little help because of a lack of resources... always good to see my tax dollars at work!

In cases like this, a police report and insurance claim (via tenant's rental insurance policy first, mine second) would be (have been) my first choice. 

While it is so sketch, because the vehicle is not reported stolen or involved in a crime the police department will not be helping out in the tow of this one.

I say 'If you get in that car and drive off I'll call the police' They'll try all kinds of BS but I hold the line and say I can't control what you do, but I'm telling you what I AM going to do.

Perhaps a sober living company would police things and you would be protected but our experience was not good.

Then, they made an illegal move to reschedule the eviction without my knowledge by convincing a police sergeant to change the schedule to two weeks later!
