Will likely pass, expect the loss and if we get something 3-4 yrs from now, well then that's just plain luck! 

The other issue is the changing laws.. we see this in the how to wholesale houses course.. reality is in Many states its just plain illegal to do what the how to wholesale gurus teach.. just is.. but no one wants to hear that until they get turned in that is. 

you just want a plain, vanilla long term rental managed by a professional property manager.

@Corby Goadefair point - as @Jay Hinrichs pointed out, lots of opportunities still in 'active' investing.i think what is genuinely harder is plain, boring long term rentals.  

This couldn't be more of a true statement with the current clients I'm dealing with.. on one spectrum, I have clients that are incredibly respectful take my recommendations and listen and on the other I have people who are just plain rude and are a pain to work with. 

if they told you, i wouldn't deny it if it's an overnight or two or just plain visiting.Denying it would make you look like just an ____hole.

From my experience buyers typically prefer these lots because they will not have any neighbors directly behind them.I can't tell from your question if there is an existing house built, that you are purchasing, or if you are buying a lot and going to build on it.Also, you should have access to an interactive flood plain viewer to look where the 100, 500 and zone X for the flood plain are situated.

You will be surprised where plain ole grit will take you.
