But what do I know, I mean the richest man in the world right now uses Hollywood-level smoke and mirrors tactics regularly to prop up his otherwise questionably profitable companies and look at him, he's the richest man in the world...

We, as experienced investor see right through what we see as poor business tactics, but that doesn't mean some investors will not have a good experience and like their results.  

I am new to real estate investment and planning to start ramping up long term rental properties in 2025, however my first two primary residences were both converted into MIL's and rented within months after closing which effectively followed the House-Hack tactic (we currently rent our furnished basement to primarily traveling nurses for 3-6 months at a time which covers 70% of our mortgage).

Your most important tactic you follow when to you find a deal and want to secure it?

You file for eviction and they employ multiple delay tactics that extend your court case 3-6 months without batting an eye, all while not paying rent.

Is there a combination of lending products and tactics you see that can make it possible to refinance after possibly 2 years and get out a large enough portion of funds to use towards the downpayment on another property?

This is a common tactic used by tenants that just want to move.

I highly recommend against this tactic as you are going to swing a bat at a hornets nest or worse, knocking on their door.
