I can't believe the market would have changed in 2-3 weeks.If DOGE continues it certainly might change. 

This would hopefully maintain strong cashflow from the property will providing some capital to use for the next property acquisition. 

We happened to have just added some inventory in the Birmingham market. 

We have a disabled son and can’t maintain full-time residence there so that’s why we’re selling.

You need income to qualify for loans, you can learn how to manage rentals well (something most landlords never do), you will figure out which communities/properties make the best investments, can earn an above-average paycheck, and may even find some investment properties before they hit the market.

We did a couple recent ones that were on market, fixed them up and got them to market after the remodel with a profit.

My custodian does not have a money market or similar sweep account to keep idle cash earning.

I will say though that even in any market, there are sub-markets that you may either want to be in or want to stay away from.
