This is where if you are gonna be a salesman,you need to use your powers of persuasion.Find their pressure points and emphasize you are there to alleviate those pressures.Take control of the negotiations by gently reminding them that you want to buy but can move on to the next deal at anytime.You have to make them worry that if they don't cooperate and comply with your contingencies,you will walk on them.Why are they selling?

I have one rental in Louisiana and when we got flooded... the rental lease is not in effect anymore as the house is not live able.... it's a pain if u don't have insurance.... if ur renters are good for it.... at least ask them to take out their stuff in the curb... a lot of renters just here just left.... and landlords has to do all the hauling away of their thrash too...On the gentle note.... pls be cautious when talking with renters... pls be kind and understandable that they too lost a lot of their possessions aside from the fact that they might not have a house to rent as housing demand will be very high....

I was able to fill each space with photographers, hair salon, insurance agent, recording studio, background check company, cpa, medical massage and a 3000 sq ft floor to a non-profit dance studio.I often bring the group together for happy hours on my dime, networking meetings etc.  

So I did.The contractor was not in a good place and I gently suggested that he transfer me to another contractor to finish this thing up because we were so close to done.

I'm a newb on bigger pockets, so be gentle with me.  

However after some gentle persistence I was able to follow up with a phone call and scheduled a breakfast w/ him last Friday.

So if you are kind enough to comment, please be gentle.  

And our mortgage company will not allow a lease option (saying they would call the total amount due).Any pointers, advice, ideas or "stop crying" will be accepted, just be gentle.:)
