@Carl Fischer I have had the property for approximately 8 years, and it is in TX so there has been a pretty sizable appreciation during this period.

Carl Fischer I bought it knowing about the issue as I know I can sell the land alone for more than I bought it for.

@Kyle PierceUnless he lends you his retirement money, as @Carl Fischer suggested, which indeed is not taxed when received (and possibly never) - then he receives interest.

I would recommend calling a few/several that are frequent contributes here on BP such as @Dmitriy Fomichenko (who I used) @Brian Eastman @Carl Fischer and others (you can tell from their 'signatures' who they are) and see who is the best fit.
