I’m not sure what sort of extensive “due diligence” you did but clearly you didn’t.

I am completely finished my 2022 tax return (requested an extension) and am at a standstill due to my CostSeg (property placed in service 2022/cost seg done that same year).

I question what percentage of those who invest in RE unleveraged actually understand the numbers and how extensive their underwriting effort.
