I have a few colleagues I can recommend in OK if you're interest.You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.

Agreed @Nate Marshall - I chose the "guru" route to level-up my portfolio, brrrrr stopped working for me as frequently and since becoming a mom, I didn't feel as comfortable flying to locations where I could get the 1% rule so I've transitioned to flipping and enrolled in a course so I can be competitive in a HCOL cityLastly, though I'm not an influencer, I do enjoy sharing my projects on social media (like most people who take pride in their work).

We had to ask many questions just to start the enrollment process.We also have 2 strategy calls we just discovered we had.

In my new job as a financial planner, my mentor is an enrolled agent and knows a lot about this stuff.

I am currently enrolled in his LP Cohort and am finding a lot of value in it.

Stunning nature with the Pacific ocean and gigantic Santa Monica Mountain Range out the door with year round near perfect weather.Close to everything from Malibu to Calabassas, Ojai, Santa Barbara etc and within the same 45 min to 1 hour distance ( traffic depending) to 3 commercial airports, namely LAX, BUR, SBA.The university, USCCI is the only one of its kind growing in leaps and bounds while general enrollment numbers are in decline everywhere else along the CA coast.
