It is basically everything I do in my local market....I'd love to go with a local property manager but they hide behind fair housing laws and say the property owner cannot refuse whatever tenant they pick.

I've had Section 8 tenants that were great for 3-4 years before trashing the place, stealing appliances, not paying rent, and eventually abandoning the property with over $10,000 in damages.On a personal note, it chaps my hide that we have people in society that live off the backs of taxpayers for decades.

do you have any pictures I am curious to see that color combo, I've always leaned towards ultra white trim for a crisp clean edge.I ended up going with Trail Oak color for the flooring, medium color with darker tones to complement the cream walls, hoping it gives a nice contrast, and yet helping hide dirt.

My payoff was then added to the sellers side, I'd be paid back at the time of closing and seller and buyer then would take 2nd position from seller finance and my payoff on sellers side should have been wired back to me.”IF, I understand the OP comment I quoted above, his money was needed to give the appearance that the transaction was DIFFERENT in some way (hiding seller financing ?

Come January there is no hiding things, holiday spending will declare the standing of things, and while not impossible to do, I find it hard to see how they could spin a huge reduction in holiday spending as "economy is a-ok".

@George Bell my LLC's do two main things:1) Hide my identity, so tenants can't easily find me. 2) Separate my business and personal assets, income & expenses, not so much for tax purposes, but to avoid IRS issues.-- Just audited by IRS this summer for first time ever and had no issues!
