What makes it such a discount at this point in time is that even though the municipalities planning committee GIS system indicates that they have easements established for road frontage for this lot, currently there is no road frontage.I would like to take advantage of picking up the lot while deeply discounted, but I know that no road frontage will impact potential plans to convert this over to a cash flow play (or to liquidate it later if needed) until completed by the municipality.

However, not all loan committees are the same so you can't assume that they will all want your kind of property.

We have a great relationship with our lender and they will re-fi but it always has to go to committee for an exception. 

They all have quirks in their lending committees (typically they carry their own paper) so you want to know if they're a good potential lender for you.

Local and regional banks all of their own loan committees to terms are different, history matters, relationships matter, so it's different than an originator that will turn around the sell the paper.

We need local property investors to come to the Joliet Land Use Committee to fight a plan to conduct rental inspections of ALL SINGLE FAMILY RENTALS.

So I am going to tell them they just reassign the spots based on seniority that will put an end into he favoritism crap and have a parking committee formed.

Further, as I testified during the senate committee hearing downtown, I agree that housing should be a right.

@Sarah Buchanan Each state has different laws and regulations by their oversight committee, so it would depend.
