Hi all, I'm from Toronto and been doing research into South Carolina's Multifamily market, specifically Greenville, Charleston, Columbia. 

Most of the Snowbirds hail from British Columbia, Alberta and Saskatchewan and they flock (no pun intended) this area from October - May (to escape the harsh winter months in Canada). 

I live in Vancouver, British Columbia, Canada, and have recently embarked on my journey as a real estate investor.I aim to build a solid foundation in real estate investing that allows me to achieve financial freedom.

However: Most states, including the District of Columbia, allow you to re-cast your mortgage for free or a small, negligible amount (usually $250). 

My personal interest is in rental property investment. how much minimum income needed to start real estate investing in British Columbia, Vancouver or Alberta, Calgary region. with current affordability I can only purchase one 2 bed condo. with current rental market its not possible to generate +ve cash flow with even 20% Downpayment. curious how people are making money or is this just real estate scam to sell properties?
