So I for one think the 30k number in 20 years is a very realistic number to have to live a very nice lifestyle as long as you have no debt or minimal debt. health insurance auto insurance TAx on your home and utls food clothing etc is going to run folks at least 5 to 7k a month.. so what great life is one going to have on 3k a month.

For reference, I am self-employed (I run my own online clothing business, i am 1099-k) and I've always been told that it'll be hard for me to get a conventional mortgage when you're self employed, so I am specifically asking about other types of loan options.

I'd offer an easy online solution if they don't want to use their own provider.If a tenant can't afford renters insurance can they afford to replace their clothes, furniture, electronics, stay in a hotel, etc.?
