This is a unique home and it actually has a full kitchen, 2 bed and 1 bath downstairs and I think it might be well suited as a very large vacation rental(entire home) or both floors being rented separately at some point in time.

I get it that the furniture might not fit everyone's desires; someone might want a king size bed instead of a queen, and someone won't like the color of the sofa, or quality of the lamps and entertainment center, etc.  

Timelines, budgets, quality of finishes, they all need to go well for your exit and if your in bed with a GC that only cares about himself then all those things will not go right for you, but he'll still get his money.People really underestimate the following:1) The cash they need to close and carry the project2) How hard it is to have a GC stick to what they promise3) How long it may take to exit through a sale

Coming from an area where rents are much lower (a 2-bed, 1-bath, 1,500 sqft rental averages $1,270/month), I was shocked by the high rental prices in Danbury.

Why not just advertise it as a 4 bed/4 bath and promote the apartment as its own private suite? 

Usually, a 3 bed 2 bath will rent a lot faster than a 2 bed 1 bath etc. 

Last year I bought my first property at a foreclosure sale in Dane county, a small 2 bed 1 bath condo on the east side of Madison.
