I ran the numbers two ways: selling vs cash out refi back up to a 75% LTV.

Analyzing an investment with the Cash on Cash return makes more sense to me.

As long as the property cash flows, that's what is mainly needed. 

However, I'm in the middle of a cash-out refinance of an investment property I already own.

So, there's more than one way to create more cash flow than refinancing:-).

On my new builds we hit the double cash on cash in certain markets sometimes its only 50%.
