Make sure to research lenders, get pre-approved, and calculate your potential ROI before bidding. 

One requirement for this loan product is that the rehab must be completed by a licensed and insured contractor approved by the lender.

They’re asset-based, meaning the loan is secured by the property itself, and they often have quicker approval times but higher interest rates (think 10–15%) and fees.

I can tell you the money is consistent however approvals, paperwork and follow up is what you would need to be good at.

The builders loan couldn't approve us for the amount we need to get, but we had a loan broker find a loan for 10% down DSCR with a 2nd home status instead of investment home.

I was approved by three of their recommended lenders over the year, and, like the first two, the third one is not working with them anymore. 

Buildium and Rentprep will also need the video tour, and the home office ownership or lease info if you want to be able to run credit/background checks directly without having the applicant submit and then approve you to receive the data.
