I’ve experienced success in the STR market here in St Pete myself but I’ve since transitioned my properties to long term rentals for convenience and time management sake.

(Just my humble opinion)Someone on Youtube who claims to be someone important, and has a "community", just said in a video, he is doing "kitchen table closings" since it's "convenient and he knows what he is doing.

But if they move outside the city they need a new job and will make 1/2 of what they were making and their lifestyle cannot afford that.There is a cost for everything, especially convenience and time.

You can conveniently blame it on Covid even though most reports show it had very little impact on multifamily, especially through July.

My contractors have always gone to there choice of hardware stores, placed the order and I've paid for the order in full and had it delivered to the job site for them, that way no out of pocket expense for them and conveniently at the job sites...

That area is appreciating and is a great spot for those that want the convenience of Southend and walkability.

As far as ethically that is part of my nature and I don't care for the aggressive (potentially predatory) strategies discussed by others, but I see value in offering a transparent and convenient service with lower costs and faster turnarounds than traditional MLS transactions.

They were initially hesitant about Linda Vista but ended up loving the location’s convenience and rental potential.

There's nothing in the law that requires you to send someone on a Sunday evening at her convenience.
