It gets a bit unusual because the owner is self employed as a glass artist (relatively well known), he makes his living from the home and has a glass workshop in the garage.

My other thoughst would be steel warehouse / workshop space, or self storage. 

Step back and ask all the questions as if you are the tenant:  would you live there, how are schools, crime, location to work, shopping, etc  Also, is it rental friendly, laws favor landlord or tenant, are there a lot of rentals or own/occ, is it safe at night for you to do an emergency repair, etc.

Attending investment workshops or conferences such as Papersource and Noteworthy are 2 events just for paper investors.  

Also, I went to a workshop where they mentioned that if the rehab was more than $10k, not to do it.

I just recently attended a real estate investing workshop and although they were very informative and motivated me even more to get involved in real estate investing, it honestly felt like a sales pitch for them to sell their expensive program.

My very best number one tenant in a commercial workshop who'd never missed a beat paying over $20k a month over 20 years stopped paying altogether for 2 years and started paying intermittently every second month at 40% of his previous rent.
