I can't see growing ever really working in an apartment setting, but SFRs with an outbuilding (detached garage, etc) might be workable.

It does't help that the agents are listing REO so freaking high and anything that is close to a workable price gets over bid or pulled off the market.

I would say that what I've learned on bigger pockets saved me from doing some bad deals.Since I've not been able to find any workable rentals, and I'm worried about getting stuck with properties I would try to flip, I've been looking more toward lease options.

I heavily recommend East Austin as the upcoming/current "HotSpot" - some deals that actually look great are coming onto the market recently4 - likely not, the STR regs are definitely a complicated thing to get your head around here, but generally are workable
