I would like to know if this is a wise decision and if you have experience in that field please contact me.

People getting wise to wholesalers that will only close IF they can sell property for more than contract price, and use option period or weasel clause to terminate.  

What you say is wise and makes sense.

I would start by getting a look at what you're working with - paying for an inspector to visit isn't a bad idea, but depending on how much hoarding was done, it may be wise to remove some of the junk items first so they can give you a more accurate report. 

Because you've wisely identified that it no longer fits you as a home, and because if you wanted a rental property you could probably get a better one.
