If the building is newer or very well maintained it may be designated as an “A” Class building which will have a lower Cap rate and on the flip side a B-C older building will be on the higher side.

  ( Douglas Ranch).. its owned by a B guy from Denver he owns the Denver avalanche and i think might have married a Walton.So we get word he is coming to the lodge for dinner.. and oh man you should have seen the staff.. but what happened was his security team came in that morning for a sweep.. and this is a lodge on a 500k acre ranch.. behind locked gates.
