My attorney asked me to fix the heater as it’s considered uninhabitable condition, and we can start filing right after.

It did not need many renovations as it is in a relatively new building, I will put in 15k at most to upgrade kitchen by adding an island and do minor touch ups.

We stipulated in Lease that Monies were NON-REFUNDABLE after Tenant took possession, except for "Acts Of God" (Hurricane, Tornadoes, Floods, etc) that might make the property uninhabitable.
