Personally, I bought a 3 bed single family home soon after starting my job and had two friends from college rent which covered my mortgage plus a little extra.

But these two live and work it and dont sell e ducation.

I have had two amazing mentors in very specific niches, but they retired.

To set the scene: A cost seg study breaks your property into two important categories:1250 "real" property aka the building, foundation and other long life assets.1245 property aka anything that can be accelerated such as 5, 7, or 15 year property like carpets, cabinets, or other site improvements.

Everything looks good for year or two.

They me being almost two years old and more than 5 miles away.

So, I'm looking to invest in other markets and trying to focus on one or two so that I can build knowledge over time, but narrowing it down is a challenge. 

I am working on two others in the $350,000 range with the same ratios.

Especially if it is just a property or two.

I'm about to make two offers, one on a triplex with a 6% cap rate and one one a single-family that I want to use as my primary.
