Is it true cashflow or phantom cashflow? 

If they believe this is true, why would the seller give you anything?!?

@Rene Hosman I can't emphasize enough that the true value of the sprayer is doing ceilings and doors.

Hopefully, they were honest about those year 1 and year 2 numbers and set the expectation that your true numbers will hit in year 3 once you start getting repeat customers.You're sitting on 800k.

I'm guessing you are the buyer, but I don't see how even if true this would affect you. 

They are relocating per their story (whether this is true) and he is unemployed but expecting a baby.

The most deceptive content on the internet is half true and sprinkled with somewhat correct data and professional-sounding lingo to create an impression of profoundness.

Legitimate question.My advise depends on what your true end goal is.

Like you I think I made my first investment in a true syndication when I was in my early 60s. the sponsor is what matters.. asset OK  but if the sponsor is not top notch I dont care how good the project is..

Hopefully one day my dreams will come true and i will figure the financing out, which is way more difficult than Quantum Physics in my opinion!!!
