Has anyone had any experience w/ DYI Bathtub and tile refinishing?   

@John LeavelleThanks John, I literally just put a couple numbers in that were low because I've completely made the property new from the roof all the way to the exterior siding, paint, unit 1 & 2 now have new carpet, cabinets, granite counter tops and tile flooring.

Unfortunately, you appear to be flipping. 2- What I would have done in this case is keep the mantel, sand it down, restore it, and tile the base and inside areas of the mantel.

Jumping up in size is the next logical step in your growth pattern.

Everywhere else gets either vinyl or tile because they are higher traffic. 

@Jeff DufordNo most tenants can barely dress themselves .I’ve toured some apartments before where the tenant not only dId a terrIble sloppy job but ruined laminate floor because they wouldn’t use the drop cloth and the paint got down in the flooring textured pattern on the planks .

Presence of Asbestos (pipe wraps, tiles, etc.), Radon, or other environmental issues10. 

I'm renovating a 2/1 duplex; unit 1 became vacant a few months ago so I did a full renovation on that unit, went with tile flooring and granite counters.

I have not seen it (doesn't mean it's not out there, I just haven't seen it), nor have I seen credible articles that lay out the history, much less the pattern of victories for Series LLC's. 

I spent fathers day weekend and the Fourth of July tiling a bathroom and will continue to work at it till this project is complete.
