@David Butler your answer was so in depth I was wondering if you wouldn't mind, in order, writing each sub I would need to get (what kind of profession am I looking to hire) From your list, it all pretty much common sense, but I cant make mistakes so I want to double check). its a basement , four stories, and a roof deck in the heart of philadelphia.

@Kevin Robert I started in Pittsburgh in 1995 as a mechanic full time and an agent part time. 3 years later after working both professions I switched to part time mechanic and full-time agent.

I am defending mentorships because they CAN work if you get the right one.Yes $40K is a steep price for sure, especially because NO mentorship can guarantee results.But I go all out for my students, and I  have a HUGE overhead because I go all out for my students.It is like saying I am not going to buy that house because it is $700KBut you didn't consider what the COR is or the ARV.
