Example flooring 3864 sf @ $6 sf = $23184 / 8 year life span / 12 months in a year = $242 per month just for flooring.

Capex examples. roof $6000 / 25 year life span / 12 months in a year = $20 per month.

Capex example floors 600 sf @ $6 sf = $3600 / 8 year life span / 12 months in a year $37.50 per unit or $150 per month for flooring.

I read this statement in the M&M report for 2019 as I'm doing research to zero in on markets to invest in for multifamily: "Lenders have been reluctant to lend on future revenue growth through value-add efforts, resulting in increased use of short-term mezzanine debt and bridge loans to cover the span until improvements deliver the planned returns."

Flooring life span 8 years. 2000 sf @ $6 sf = $12000 / 8 years / 12 months in a year = $125 per month in flooring capex.

Example floors: 1000 sf @ $6 sf = $6000 / 8 year life span / 12 months in a year = $62.50 per month just in floor capex.

Most beginners do not budget enough for capex. example flooring has an 8 year life span. 1200 sf @ $6 sf = $7200 /8/12 months in a year = $75 per month for just flooring capex, You need to account for roof, appliances, hot water heater, hvac, etc. 

Roof $4000 /25 year life span / 12 months in a year =  $13 per month.

I'm definitely a numbers person and simply having someone to help guide me on how many houses I should acquire in a time span, what rate of return I should aim for (how to calculate said rate of return), and how to tell if a deal is even good in the first place.
