I have only done single family so far and this will be the beginning of residential multi family.

Right now I want to invest in a multifamily or single home family and buy and hold it.

For our next play we want to get into a single or multi-family, and preferably participate in what seems like a booming market in Florida. 

Through the program I can buy a single family up to a 4plex with a $300k Max purchase price.

Here in Colorado, we create a lot of non-conforming duplexes out of traditional single-family homes.

If they live at a single family house, you can try to drive by and check front and backyard also.

We get free leads every single day on auto-pilot.Also, you are not looking for distressed properties.You are looking for motivated sellers.

The only issue we have run into is the prices and bidding wars.Every single home we have looked at for personal use or an investment seems to have 5+ offers and go MUCH over asking.We are currently looking at Bay Park / Clairemont / Carlsbad / Oceanside.
