I’m giving serious consideration to converting into a PadSplit.However, I have heard that Fort Worth (the city, Tarrant County, the faceless boogey man…) has issues with PadSplit whereas Dallas County is supportive.I would love to hear about your experiences between the two markets and if Fort Worth can be viable for PadSplit and anything I should be mindful of?

When I purchased my property, I had read all the exciting developments in the works...indoor waterpark, shops, new hotels, restaurants, etc., but was severely disappointed when I went recently with my family. 

Offer a great first-stay experience with thoughtful touches like welcome gifts and clear communication to earn those initial positive reviews.For Big Bear’s rules, stay on top of local ordinances—maybe even connect with other hosts for advice.

I made the mistake of letting someone get in one of my first units that was a bit off the 3 times, they were great tenants very kind and enjoyed their stay and experience with me, but could not afford it when I increased the rent on them, which is something you will have to do because of rising insurance/tax costs.5.)

In my experience, there are a range of starting-off experiences, but one's experience is not always indicative of someone's desire/drive/commitment to pursue and thrive in real estate.
