Sage is an outstanding product that is relatively cheap and flexible, if you have a significant portfolio.

Subscription services are getting the reputation as being predatory because often times it ends up costing more than just buying the actual product, and the primary benefit is typically more profit for the company.

I, and I'm sure you guys do also, have EPM's FHA Forgivable DPA product that I think is great for first time investors.

Insurance is in the business of making money; protecting your pocketbook is a by-product, so they will do what they can to prevent a big payoff.

Obviously this is dependent on your local area, saturation and quality of product.

As investors our job is to produce high quality end products, worth hopefully significantly more then what we paid.

@Philip Hong I love this product type, it's in short supply nationwide.

They have to source off market product to make money and that requires time and expense.....but ultimately is worth it, depending on how many deals they hope to do annually.

Didn't quit the day job and don't plan to but plan on acquiring slightly newer product to prevent some of these issues.

My recommendation is if you don’t have the means to get your first deal, find a commission based sales job where your income is tied to your production.
