Thanks for the reply Greg:All the mobile homes I have seen are on land and I havent gone as far as had a realtor run comps, the comps are preliminary and from Zestimate but the asking price for these homes are so much below the zestimate values that its ridiculous..

It could be that the contractor has had enough experience in recent years as far as what an engineer would require in a scenario similar to yours, and could base a fairly accurate preliminary estimate off of that.

Beacon is a great area that has experienced a revival but I'd wager much of the initial push to bring Beacon back has worn off and it's beginning to settle.
