Thanks for the reply Greg:All the mobile homes I have seen are on land and I havent gone as far as had a realtor run comps, the comps are preliminary and from Zestimate but the asking price for these homes are so much below the zestimate values that its ridiculous..

Don't worry, these 12 hours will be spread over the course of a month.Of these conversations only 25% will warrant further investigation and if you have everything set up, you should be able to do some preliminary numbers on a property within 30 minutes (assuming you're not interrupted by kids, work, etc.). 6×30 minutes is three hours.

It could be that the contractor has had enough experience in recent years as far as what an engineer would require in a scenario similar to yours, and could base a fairly accurate preliminary estimate off of that.
