I rent to people that want a B grade rental and have pets.  

It ask them the basics like you mentioned and things like salary, people on that would be living there, previous and current landlord, dogs/pet info etc.You don't have to login to get the application and take a look at it.I charge a $40 application fee before paying to run the check.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

If a rental has an owner, I use an ozone machine to remove any odors from smoke, pets, rotten food, etc:  Commercial Ozone MachineIt's expensive but worth every penny.

but the tenants all have large pets that are destroying the place. 

Some of these apartment complexes I have only owned for less than 2 years and have replaced about 80% of the inherited residents with a higher class tenant paying $80-$100.00 more per unit, plus $25.00 pet rent per door. 

you will be surprised by how much time you can waste on the phone with people that wont even qualify. for instance, all my ads say no pets.

Since I'm in the financial position where I want to pay down my debt aggressively (hence, the reason I'm deciding to move into my parents with my boyfriend and 3 pets for the next year, BIG sigh), I'm worried about wasting money on license that I could be using to pay down my debt.
