I dare say it's just common knowledge in Hawaii for people to take off their footwear.

Sadly, I find too many investors dismiss the importance of doing a Discounted Cash Flow Analysis and opt instead for very simplified (and dare I say sometimes too simple?)

I literally felt like we will never get anything because my agent barely wanted to put in my offers and would scoff and laugh at them worst than the listing agents, would call me names I dare not repeat.

And if you have a circle of friends who only seem to want to keep you at their level and get resentful if you dare to advance beyond your station, you might do well to keep your bright ideas to yourself around them.HOWEVER.

My concern upon first reading this thread (and certain others on this site) was and continues to be that by being too self assured, too condescending, or too "know it all" certain contributors to the forum may actually be discouraging the open flow of communication by making people feel that if they dare to post something that goes against the flow they will be ridiculed or criticized unmercifully.

Just a tiny little difference in the 2 approaches, not to be confused.Oh, and calling those that dare to not share the same views "morons" doesn't bring in any extra points.
