Sadly, I find too many investors dismiss the importance of doing a Discounted Cash Flow Analysis and opt instead for very simplified (and dare I say sometimes too simple?)

I literally felt like we will never get anything because my agent barely wanted to put in my offers and would scoff and laugh at them worst than the listing agents, would call me names I dare not repeat.

My concern upon first reading this thread (and certain others on this site) was and continues to be that by being too self assured, too condescending, or too "know it all" certain contributors to the forum may actually be discouraging the open flow of communication by making people feel that if they dare to post something that goes against the flow they will be ridiculed or criticized unmercifully.
