Find an Real Estate agent that already owns rental, be patient and buy by the numbers (use BiggerPockets calculators or the equivalent). 

We have to constantly remind ourselves to be patient, we have unit one and it is going very well, just passed a year with it as owners and STR managers (And cleaners!)

Be patient and you'll find something.

If you're looking for a house hack I would wait patiently for the right 2-4 unit that works well for you and your own individual needs or I would buy an older SFH with an accessory dwelling unit (or the opportunity to add your own or convert an unused structure on the property).

I think there will be many opportunities for the patient and well skilled.

My best recommendation for you  to you is to be patient with this process.

I have absolutely no experience in buying or selling houses in any capacity but i am your typical patient of analysis paralysis.

After going through an expensive eviction like you mentioned, your parents have obviously learned their lesson and are being patient with the tenant they choose this go around and I agree with their course of action.

Expanding your portfolio will take some time, I'd be patient as your main goal of cash flowing is attainable and you sound to be on a good start.

Stay patient and stay focused on the real goal with all this craziness and every day is always a good day to buy.
