There are a multitude of reasons that people want to use agents, but when it comes down to it, today, the majority of purchases are made using agents.

Leased land homes can be tempting due to the lower upfront costs - but it comes with a multitude of problems, especially for an investment property that you'd presumably want to have appreciate in value.

You can househack in a multitude of places. 

Even taking 1 state, ANY state, is going to present false data because a state comprises a multitude of markets INCLUDING industrial markets Agg markets, timber, national parks etc., areas of non-comparison.
