It would be a huge mistake to not factor that into your decisions.

I definitely learned a lot from this experience and I don't plan on making this mistake again.

Any mistake can create a domino effect and impact both investments.If your current investment is performing well, save up that money and use it to build a pile of cash for a new investment.

In our experience, the #1 mistake landlords make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

And someone jumping into this as a complete newbie can expect that they have a decent chance of making some expensive newbie mistakes.

Like dead heirs they can get releases from, or mistakes in the contract made by an agent/buyer/seller.
