I would be looking for new copper piping, washers, dryers, microwaves, refrigerators etc. 

The electrician found a plug expander with a microwave, coffee pot and extra frig plugged into it.

If the appliances are theirs like the fridge, stove, microwave, and dishwasher - offer to buy them from them and leave them there if they move out for 50-80% of what they paid for them, I would wait until they are going to move though before deciding if you want to buy them or get new appliances - less hassle for you to have to go buy new ones and less hassle for them to have to move them somewhere that already has them.
