what appliances should a landlord provide?

@Nancy Ayala Like most others on this thread have mentioned, definitely look into the appliances that your competitors are providing. The most common list of appliances that I've noticed landlords usually provide are - refrigerator, stove/oven, dishwasher, washer and dryer. One that I commonly see missing from rentals is the microwave, in my experience, this is always a handy appliance to provide to your tenants!

I always provide fridge and stove. Dishwasher and mounted microwave, if the space permits. I do not like portable dishwashers and won't provide them.

Providing a washer/dryer is a nice bonus because it prevents tenants from hooking them up wrong, causing damage as they move them in/out, and I can typically increase rent a little.

This is definitely market driven.  It depends on your area.  In my area, I provide refrigerator, microwave, stove, dishwasher, washer and dryer.  The washer and dryer are not always provided in my area, but it provides something some of the competition doesn’t.  Better tenants and higher rents.

Hi @Nancy Ayala -- There are people on all sides of this question and there are advantages to providing as many or as few appliances as possible for sure, but I want to highlight a different issue.

Look around at the rental units that are your direct competition and see what they are providing.  If you see that everyone is providing a fridge, washer, and dryer then you'll likely either rent for a bit lower or need to provide these to be on par.  Conversely, if nobody in your market is providing these things and you did, you may rent for a bit higher each month, but in the long run will have outlaid $2,000 unnecessarily and significantly increased the complexity of your operations.

We can call this Keeping Down with the Joneses . . . assuming the Joneses are all rental property owners in your market.
