Maybe look at a hiring a mediator if you are not on speaking terms anymore. 

During evictions In Connecticut the judge (or mediator) will tell the tenants being evicted, if we ask them to, that they need to leave the place as they rented it in broom swept condition with no intentional damage or theft.

They may have a mediation system.

But you can always make a claim and see where it goes.. most west coast board of realtor purchase and sale agreements have mandatory mediation clauses in them.. you must do that first.. and that will cost you 2 to 4 k to go to that plus you would have to travel there.

I think there is some mediation process if you jack up rents to get someone to move out.. but again, some SF folks might have to confirm that..

Then you close the deal with A-C and the difference comes to you as a mediator or Consultant.

One problem I've found is that if someone goes to mediation and comes up with an agreement, instead of going in front of the judge and getting a write after 7 days etc, then it won't show up as eviction, because it didn't go all the way through.

Bigger Pockets would need to be a role model to mediate such an enterprise-wide model.
