There's not enough meat on the bone to have an additional intermediary.One of the mistakes most inexperienced real estate investors/flippers/wholesalers make is to believe every other listing for sale is a 'deal'.

@Cedric Edwards  For me at least when applying, in addition to the great points Andrew made above, was the lender wanted to see good cash reserves. 

With and ARV of $139K there is not enough meat on the bones to rehab and flip it. and yes, you would have to rehab to do a flip.

The house had a major drainage problem under the house where water would stand for long periods of time. ( it was not disclosed to me)The house had been in a fire prior to him selling it to me. ( this was not disclosed either)The seller was super willing to finance it to me at a price that was double what it was worth even if it it didn't have the issues.

(I dreamed that one up after dealing with the crazy dude that paid me at the gas station and just never looked back)I wish you happy investing! 

A multi-family home might be out of reach for me at the moment.Where I live now is a nice area.

I won't lie and say that house has some sentimental value to me at some point (I raised two of my kids there for many years), but now it's just become a headache and a nightmare.
