Run Into a Foundation Issue - Please Help

I have some foundations things looming and had a gutter guy come, and a foundation guy, and I feel like I'm going to give the gutters a try because the downspouts aren't going 7 feet from the foundation, the gutters are leaking in some places, etc.It's going to cost about 2.5k to get them done, but better than the sump pump quotes!

Ideally, I would want a consistent rental income where rent would cover the cost of the mortgage and then some...but its just the feeling of having the mortgage looming over my head.

In either case, we're aiming for a 10 year paydown on these properties - though having the ability to 'switch on the cashflow' in the case of the 30 year is very appealing in the face of any looming economic turmoil.
