Mike,this is for a home for myself, the lease/purchase scenerio is in the case that I'm unable to get a conventional mortgage and instead have an investor friend of mine do the purchase with a hard money loan and then give me the lease/purchase agreement for about 6 months so I can work on getting my credit score to a better level.lesson learned, bad credit is a killer.

I am selling him a 45 unit right next to the 80 units.. so he really timed Vegas well.I have done a few fix and flips there this year that were Nice profit deals.The FHA moving from 400 to 275k has got to really be a killer... man that's tough.There will always be the buyer that wants to construction and I do recall hearing about lots being sold for 5 to 10k finished in the bottom of the market so they are probably doing fine because they bought the dirt right.
