Tell her plain and simple , heres the deal  ( what ever deal you want to make)  its a legal contract , If you dont like the deal , sorry , I will file for eviction and put it in the hands of a collection agency , Oh by the way 95% of landlords dont rent to someone who has been evicted , and a judgement drops your credit score .

Good attorneys have many cases available to them, and unless they have a really good reason to take on a case that requires extra discovery time/costs with a smaller chance of producing a viable settlement or judgement, they often will lean toward pursuing cases with people having properties in their personal names.

I do it all the time.There are laws surrounding what you can and can't say.You're not supposed to say you're going to help them, you can stop the foreclosure and a few other things.If you're planning to offer them cash plus pay off the final judgement order then that's absolutely fine.
