(You're not first or last investor to be in this situation)IE: You have no construction experience, no formal way to handle the procedures, and a pretty shaky understanding of the legal ground you're standing on.The good news is that you've intuited that you're on shaky ground and are trying to decide if you're going to really try and do something about it.

@Nick May  - I use Sparkrent by Intuit. 

I am looking for either a much more intuitive app ( ok I know thats very subjective on my part) or a site where I can get this done for me quickly but at a reasonable cost.  

It's counter intuitive, but many are not motivated sellers because they look at a buyer's 'rescue' with suspicion.

Now he has 350 mil in REI but he says he goes with his intuition on this stuff. 

I accept payments mailed to my PO box (check or money order) but prefer they use Intuit's Payment Network

I'm what I call an intuitive marketer.

I know this seems counter intuitive, but being persistent is where things really start to pay off.

But if you're deciding between using that $36k in cash to pay off debt which will cost you $5,000 over the next 3 years or investing it in an endeavor that will give you $15,000 on top of your principle in that same time frame... intuitively you're better off investing it.
