@Ben Leybovich while I enjoy the back and forth and see both sides.I have always been suspect that your buying with equity... no one buys with equity if the property is one the open market.. the value is willing buyer willing seller.Equity in most instance is earned through rehab redevelopment and or luck of the market place.Look at Portland Oregon on Core logic we had a 10% rise in values last year... so yes if you bought at market price last year for 300k you now have 30k in equity .. but it was the market nothing you did.If your buying off market as is and getting distressed assets some of those can be under market and flipped wholesalers and flippers do it everyday but its their business.. so in mind to buy any property and think you bought under market unless you went toe to toe with the owner your simply paying market and you will CREATE an exit by value add or you buy multi with drastically under priced rents and able to raise rents ext... something external creates the equity.I had the Pleasure to stop by @Chris Clothier operation last week when I was in Memphis for a few days.. and having as much experience in the space as anyone in the country.. their operation is in my mind more like a well put together commercial brokerage selling NNN opportunities .. not that they guarantee things but they have systems and people in place to allow their clients to get these kinds of returns that may be under what others tout but are more in the line of a commercial purchase if that makes any sense..

Hello BP,I am an investor from Israel, being investing in properties in Pittsburgh for some time, both for rental for my own and also flipping houses, fixing and selling them to other investors in Israel, who just want to pay for a ready to rent property, without all the needed work to find, fix and rent the property.I am working with a management company which also assit me with checking out properties in order to understand the final cost including the rehab, and an agent who handles all the paperwork and submit offers, but I would like to try and work with additional management companies & agents, as the current ones are sometimes much busy and can't give me the needed attention that I need, which often result in lost deals due to delay in response time.Are there any recommendation on good agents and management companies in Pittsburgh, that has experience with investors, that can help in finding good deals, and also check out properties internal & external status when needed before submitting an offer?

Hi Everybody, Lawyers and experts, I was just curious if anybody know the answer to this, the story is my sister in law had a step sister, who passed away and left her a 21% stack in a commercial building, the step sisters family is pretty crappy not paying her fair market, rent they said they spend money on this on that, you know typical stuff, so she wants them to buy her out property is worth $1,100,000, so her stake is worth $231,000, since its in a limited family partnership she cant sell to external people right ?
