We used to do around 10 deals  per year in Lewis County not sure if we will hit that number this year, most of our stuff is further north closer to Tacoma but I don't mind that area at all, its where I started way back when. 

I'm a full time wholesaler, mastermind with many other FT guys and gals and none of us have ever ran into these issues but we're mostly working with off market stuff.

It's weird stuff like how much the prorated taxes are - changes it by a thousand bucks or so.

Heavy on the design and how each place goes into great detail.Pretty cool stuff. 

It gets the customer out of my hair during construction.  

This is most important for anything that's a new renovation... if we find stuff on an inspection that a renovator should have caught, certainly knew about, and didn't fix correctly, it's an indicator that the entire renovation is suspect.

This is a single family house, wood frame construction with faux stucco veneer (the thin stuff they've used since the 80s).
