My heart is telling me that finding and working with investor clients is not only going to be fruitful monetary, but also educationally.

I'm hopeful that your current arrangement will be more fruitful but I have had mixed luck with family and friends in similar contexts. 

Hopefully your significant other (over time) will realize how important it is to you, and will also be able to eventually see the fruits of your labor.  

Your phone skills also need to be top notch if your cold calling efforts are going to bare any fruits.

Personally, I have some small background in architecture and construction, have my RE license (just now starting to do this full-time), am pursuing an appraisal license now, eventually will learn more about inspecting, and while I'm not yet an investor, hubby and I do plan to do so down the road once the other aspects bear fruit in the form of funds for same.

As pointed out by others, buying SFR yourself entails dealing with tenant risk and having more eggs in a single basket (i.e. you own a house with one tenant so it's all or nothing on the rent).

it also allows you better money management since can you spread your cash over more deals and have eggs in more baskets.
