Call Realtors in the area you are looking at that specialize in commercial properties (5+ units) or Realtors that do Residential (1-4 units). establish a friendship with them.  

Assuming you both are on the same page can ruin a friendship real quick.  

It might go alright, or it might kill your friendship and steal your money.  

Either way, though, aside from the money, the downside is you do potentially risk the friendship if all goes south.

For what it's worth, I don't think he would buy this on his own if he had the choice to at the end of the option period.Most importantly I don't want to damage the friendship that we have.

I am 30 years old in the Chicago west suburbs area (not that I'm limiting to that area) and I am looking to bring any kind of value to someone in exchange for knowledge, friendship, and maybe a partnership to begin my steps in this community .

My main reason for posting this on BP, is to just merely say thank you to all of you on this platform that create a very rare environment that allows us to communicate without much drama, or scares, but a professional, friendly environment that has given me friendships, partners, and a good No BS place to interact with other awesome human beings.
