@Benoy Varghese When I take over a property I send a letter to the existing tenants introducing myself and telling them where to send rent and provide the necessary information regarding my policy for dealing with maintenance issues.

One of my best friends paid cash for a "handyman's special" trailer in 2021 for $9k.

Otherwise, he can give you notice and move in with family or friends.

When I worked with a friend in a similar situation, they ended up splitting the difference by moving forward with the 1031 for just one property instead of two.
