They have it set up in such a way that if my GC walks for whatever reason, they have access to people who can finish the job, rather than wait for me to find a new GC.

They also value that the process is turn key from start to finish, will knowledgeable boots on the ground.  

In Valencia we have multiple flips that we are now finishing (a building and a garage that we are transforming into apartments).

You might be able to erect a shed style place for that, but that's minus insulation, electric, plumbing, finishes, furnishing etc etc etc.. $3k is fantasy land.
